MAY 2010 SALES ACTIVITY IN HILTON HEAD PLANTATION

May 2010 Real Estate Activity in Hilton Head Plantation continues to be pretty good with 19 (homes/villas) properties going under contract in May. “Supply and Demand” still is very important in determining home prices. A supply of less than 5 – 6 months will show an appreciation in prices, a 5 – 6 month inventory is a normal market while an inventory with over a 6 month supply will have Sellers seeing a price depreciation. Today in HHP there is a 7.2 month supply. With this, values will continue to be challenged. This downward adjustment could very well be increased due to two things—the raising of bank rates and “Shadow Inventory.” Shadow Inventory is Pent-up Sellers and Distressed Properties (i.e. short sales and foreclosures). We have heard stories of people living in foreclosed or pre-foreclosed properties without making any monthly payments. One day the banks will bring these properties to the market.
