Real Estate Local Market Update for Hilton Head Plantation, Hilton Head Island, SC
The July 2010 Market Update has been published by courtesy of the MLS of Hilton Head and the Hilton Head Area Association of REALTORS and the South Carolina Association of REALTORS.
The report above is for the Hilton Head Plantation market. In this update, it is a comparison of the 2009 and 2010 market. Click here for the report. The report shows some interesting facts for both buyers and sellers. A good point for sellers is that in July, the number of new listings brought to the market is down in 2010 as compared to 2009. Today the number of homes on the market is down by over 20%. Another good sign for sellers is the number of days on the market has been reduced between 2009 and 2010. For sellers, a smaller supply could create more demand.
The good news for buyers is that there is still a good selection of properties and the fact that the median sales price is down. The report shows that in July 2009, the median price was $441,584. In 2010 it had dropped to $385,000. That is a 12.8% drop!
