Wow! What a great time to be looking to buy some Hilton Head area real estate. Inventory / Property selections are good. Real estate prices are attractive and bank rates are still great. There is still the opportunity of taking advantage of the Federal Tax Credits. (This means a property must be under contract by April 30, 2010 and closed by June 30, 2010.) This credit is for First Time Home Buyers and for Buyers who have lived in their home for five years. As noted, the real estate prices are very attractive in some areas on Hilton Head and in Bluffton. Some prices are back to where they were in 2002 and 2003. This is about 25% to 45% down from the highs of 2005/2006. January 2010 did see a good increase in the number of sales as compared to January, 2009. Not only are the values great and the other financial reasons to buy Hilton Head area real estate today, there is still the fact of all living on Hilton Head has to offer.

The other day I was showing some villas which are close to half price from their highs. It was a Sunday and the Buyers wanted to take a break so they could watch the Second Annual Marsh Tacky Horse Races on the beach. We joined the other 4-5,000 people who enjoyed a late February, bright sunny afternoon on the beach. The temperature was around 60º and no snow! It was fun!

After the races we continued looking at villas and I was able to tell them about other events Hilton Head has to offer like the Symphony, the Playhouse, the upcoming Wine Festival, March 13, 2010 and the St. Patrick’s Parade on March 14, 2010, Hilton Head Symphony International Piano Competition, March 8-15 and April 6-7, Symphony Under the Stars (http://www.hhso.orgfor details), as well as the Heritage of Golf PGA Tournament April 12-18. They remark was “There sure was a lot to do here!” Hilton Head has great golf, tennis, dining, shopping, 12 miles of beach and so much more.
