What Hilton Head Island and Lowcountry Properties are Selling?
Properties all over our local Hilton Head Island and South Carolina Lowcountry market are selling, whether they are on or near the Beach, have Golf, Lagoon, Marsh, Intracoastal Waterway, or just a Wooded views. Properties that are priced correctly are SELLING! Yes, some may be foreclosures or short sales, however, a good number are traditional transactions between an owner/Seller and a Buyer. For a Seller after making sure their price makes their home the best deal, the next important factor is the condition. A home priced correctly that is clean, bright and open, and in great condition, will be the first to sell. As an example, recently we listed a 14 year old home in Hilton Head Plantation that had just been re-carpeted, the interior was painted, the kitchen had new tile flooring, and a new stove. The landscaping was cleaned up so you could see the house. In less than 30 days, the home was under contract and, in fact, had a back up offer that stayed as a back up until three days before the first contract closed.
The old adage of location, location, locations has been replaced by Price, Price, and Condition as well as ease of showing.
Now is a Good Time for a Seller to be in the market, but only if those Sellers really want to be in the market. It is a Great Time to be a Buyer.
