December 2009 Sales Activity in Hilton Head Plantation

Welcome to the beginning of a New Decade — 2010! As for looking back in real estate, the last decade was amazing! The Hilton Head MLS went from doing just over $1 Billion in Volume in 1999 to over $5.3 Billion in 2005. In 2005 Charter I Realty alone did over $1 Billion. The MLS Volume for 2009 will end around $1.6 Billion. Hilton Head Plantation home values between 2000 and 2005 went up 40-45% and from mid 2006 to today, the values have dropped back around 30-35%. In 1999 there were 130 homesites sold in HHP, while in 2008 only 2 sold. In our MLS for 2009 only one sold in HHP.
There is some good news. Today’s real estate market is almost a “Perfect Storm” for buyers. The selections are good, prices are down and the Government is still providing funds (Mortgage Backed Securities) that are helping to hold the interest rates down. These funds will be used up by the end of March. The Government is offering tax credits up to $8,000 for First Time Homebuyers and the Extended Home Buyer Credit of $6,500. However, these programs are scheduled to end with contracts written after April 30, 2010. Please give me a call if you have any questions about these programs. For HHP Sellers these programs should help to get properties sold. As of today we are down to less than 120 homes listed in HHP. It is a lot better to have 115 to 120 listed properties than the 160 to 170 listings we have had. Our advice if you are a seller is to make sure your property is the “best deal” it can be (price and condition), so you are assured it will be sold in the next 2 to 3 months.
